Note that both documents refer to the requirement for annual Gas Safety Certificate to be issued. There is NO gas supply to Hebble Wharf, so this section does not apply.
There is, however, a requirement for an up to date Electrical Installation Condition Report to be issued every five years. Landlords and prospective tenants should ensure that this report is valid.
Heat or smoke alarms are fitted in each room and will each have an expiry date which should be checked. Most require replacement every ten years.
Hot water systems should be inspected annually by a suitably qualified engineer. The main reason is to check the safety devices on the cylinder and the operation of the pressure vessel, to ensure the cylinder does not get too hot, or build up too much pressure – either of which could result in a burst pipe and consequent flood damage.
